A recent survey by Remax on the Greek residential lease market shows, in general terms, that would-be tenants prefer smaller apartments of one or two bedrooms, and up to 20 years old, or at least recently renovated units.
The survey by the US-based international real estate company cited data from its franchises throughout the country to gauge prices per square meter in specific districts of major urban centers, such as Athens and Thessaloniki.
For instance, in solidly middle to upper middle-class districts in northern and central Athens, such as Nea Smyrni, Halandri, Maroussi and Aghia Paraskevi, Remax pointed to a preference for two-bedroom apartments, roughly 80 meters in size, and under 20 years. Monthly lease rates for such properties in the aforementioned districts range from 400 to 500 euros, according to Remax.
In more working-class districts, such as Korydallos and Nikaia, which are near the port city of Piraeus, similar apartments are leased for under 350 euros per month.
On higher end of the spectrum, in upscale Kifissia and Nea Erythrea to the north of Athens proper, single-family residences and condominiums exceeding 150 square meters fetch monthly rates of 1,000 to 1,200 euros. At the top of the survey are the leafy Athens districts of Paleo Psychiko and Filothei, where Athens’ “diplomatic row” is located, and where would be renters want single-family residences of up to 400 square meters. Prices here range from between 1,500 to 2,500 euros per month.
For Thesslaoniki, the city’s center and neighborhoods close to the university are at the top of leasers’ preferences. In terms of the latter, tenants want one-bedroom flats in good condition, regardless of age, and between 40 and 50 square meters in size. Prices here vary between 250 and 300 euros.
